New pathway helps industrial and logistics assets improve operational performance and support lower emissions

The Green Building Council of Australia (GBCA) has launched a new Industrial Pathway within Green Star Performance v2, making it easier for owners of industrial and logistics assets to benchmark, improve and demonstrate the sustainability performance of their buildings.

The pathway has been designed specifically for tenant-operated industrial and logistics assets, recognising that building owners often have limited control over day-to-day operations. It provides a practical framework that reflects how these assets operate while supporting stronger environmental performance, lower emissions and greater resilience.

GBCA Chief Executive Officer Davina Rooney said the new pathway responds to the rapid growth of Australia’s industrial and logistics sector and increasing demand from investors, customers and occupiers for high-performing, sustainable assets.

“Industrial and logistics assets are critical to Australia’s economy, and as the sector continues to grow, it’s essential that building performance keeps pace.”

“High-performing industrial buildings are becoming increasingly important for investors, customers and occupiers alike. This pathway gives owners a practical way to improve operational performance, reduce emissions and demonstrate leadership through independent certification.”

“It recognises the realities of tenant-operated buildings while maintaining the robust, independently verified standards Green Star is known for. By supporting collaboration between owners and tenants, we’re helping the sector make meaningful progress towards lower emissions and more resilient assets.”

The Industrial Pathway maintains Green Star’s strong focus on operational performance across areas including energy, water, waste, resilience, health and nature. It also supports the transition to net zero through requirements that encourage emissions reduction planning, renewable electricity and collaboration between owners and tenants.

The pathway was developed in consultation with industry to reflect the unique operating model of industrial and logistics assets while maintaining credible, independently verified sustainability outcomes.

Andrew Thai, National Sustainability Manager, Frasers Property Industrial, said the Industrial Pathway provides the industrial and logistics sector with a practical, asset-focused framework for measuring and improving sustainability performance.

“By reflecting the operational realities of industrial assets, it supports owners in delivering more consistent portfolio performance management, informed decision-making and progress towards decarbonisation goals. It also lays the groundwork for greater tenant engagement, recognising the important role occupiers play in achieving long-term sustainability outcomes.”

The Industrial Pathway is the product of collaboration between the GBCA and the Industrial & Logistics Sustainability Collaboration (ILSC), an informal collaboration of many of Australia’s industrial & logistics (I&L) property groups.

Simon Carter, Head of ESG and ESR Group and ESR Australia & NZ said “The Industrial Pathway provides a credible framework that reflects how industrial assets cooperate, helping owners and customers work together to improve performance and support decarbonisation.”

The pathway is available immediately for eligible industrial and logistics assets seeking Green Star Performance v2 certification.
