The number of industrial facilities cropping up in Western Sydney are on the rise – and so are temperatures throughout sweltering summer months.

Soaring above 40 degrees on some days, developer Goodman has designed its new warehouse in Kemps Creek with occupant comfort in mind.

Enlisting JLL as Green Star consultants, the facility is the first of its kind to achieve a 5 Star Green Star – Design & As Built v1.2 rating. 

Goodman Development Manager, Stephen Foster, explains how the team used the rating tool to consider how credits are applied to increase comfort for office workers and replicate them to suit an industrial fitout.

This included the use of sustainable materials to help regulate temperature inside the warehouse.

“We chose to install Colorbond Coolmax roof sheeting which reflects approximately 77 per cent of the sun’s heat, helping to reduce the roofing temperature and keep the building cooler,” explains Goodman Development Manager, Stephen Foster.

“This reduces the reliance on mechanical exhaust (night purge), and  other mechanical plant that may be used in a temperature-controlled facility. 

“Although this does result in energy efficiency and cost savings which is a win, we focussed our attention on improving occupant comfort in the  ambient warehouse.”

In addition to the innovative approach for occupant comfort, Goodman also worked with JLL to develop a new way to assess sustainable transport options for industrial buildings.  

The project team focused on logistics in order to build a Geographical Information System (GIS) model to demonstrate a reduction in km’s travelled and subsequent carbon footprint.

• Translucent Roof Sheeting
• Energy and water monitoring through energy management system
• Rainwater Harvesting for irrigation and toilet flushing

“Using Green Star has helped Goodman complete a sustainable and high quality development. 

“The Green Star matrix assisted us in setting a stringent process for the consultants and contractors to follow, ensuring that the original intent of certain sustainable features are not compromised throughout the design and construction process,” says Stephen.

Goodman is currently working with the GBCA on developing the next evolution of the Green Star Design & As Built tool through Future Focus and is currently registered for the Green Star Volume Program for industrial developments.
